Real Estate Staging is a new concept incorporating decorating, un-decorating, and consolidation.  It is accomplished through a combination of home "editing", organizing, and the rearrangement of furnishings, artwork and accessories.

Setting the Stage carries furniture and accessories for vacant listings for a monthly rental fee that varies depending on the size of the home and the amount of furniture needed or desired per room.  

The ultimate goal of staging is to get the home into showcase condition so that it sells at its best possible price in the shortest possible time.  

In a 2004 survey of Realtors, almost two thirds estimated that a staged home kept in "show to sell" condition sells for a price that is between 10% and 20% higher.

A few resourceful changes can make an amazing difference to the home's overall appeal!

Why is Real Estate Staging Important?

A Staged home creates a positive first impression. Most buyers have a hard time visualizing how a home could look with their furnishings, therefore making it critical to "set the stage' or "paint a picture" for them. 
A Staged home will stand out from other properties in the same price range.
A Staged home helps obtain the best possible selling price - a well presented property is often perceived as being well maintained.  Buyers are less likely to discount their offer for repairs and improvements.
A Staged home tends to sell faster in a slow market and sells for more in an active market.

Previews

A preview of the home is done at no cost and generally takes 15-30 minutes.  This is done to assess the property, to complete a proposal/bid for a project, to determine if assistants are required and to determine whether the homeowner needs to complete anything prior to the project.

Mileage: No charge for mileage within a 30 mile radius.

Staging Consultations

To help prepare your home for sale Setting the Stage Redesign will do a complete walk through and detailed analysis of your home—both inside and outside. You will receive a follow-up report outlining specific enhancement suggestions, along with simple remedies, if needed. This should occur as soon as you decide to sell your house.  This allows you time to complete the items suggested during the consultation so your house is ready for photographs for the listing, virtual tour filming and before any open houses.   The goal is to get your home in showcase condition so that it sells for maximum profit and in the minimum amount of time!
